FINDING AN AVAILABLE RENTAL
You stumbled across one of our listings on Zillow, Zumper, Craigslist, Facebook, our website, etc. and you’d like to see if it’s a good fit.
CONTACTING US TO SCHEDULE A SHOWING
So you click a link or call our office a (504) 383 - 4605 to inquire more about a specific unit. We answer your questions and ask if you’d like to schedule a showing. You have two options:
In-Person Showings
Virtual Showings
Both options include one of our agents taking you personally through the property to answer more of your questions. Virtual showings are via online meeting room. You receive the link to that meeting room before your showing time and then our agent joins the room to guide you through a video of your chosen available unit.
For in-person showings, our agent meets you out front of the building at your scheduled showing time. If you arrive and don’t see them, call our office at (504) 383 - 4605.
SUBMITTING AN ONLINE APPLICATION
You think the unit is a perfect fit! So your next step is to let your agent know you’d like to complete an application (or you can CLICK HERE to apply for your desired unit).
There is an application fee of $40 and the application has a couple key requirements:
A credit score of around 650+ - we will do a credit check and it will appear as a “hard inquiry”**
Documentation that your gross monthly income is at least 3x the rent
There are certain exceptions, of course, so please call (504) 383-4605 with questions if you are unsure!
**The Fair Credit Reporting Act (FCRA) requires each of the nationwide credit reporting companies — Equifax, Experian, and TransUnion — to provide you with a free copy of your credit report, at your request, once every 12 months. To order, visit annualcreditreport.com
WAITING FOR APPLICATION DETERMINATION
Our property manager then reviews your application and provide a determination in 48-72 hours. If they have questions about your prior rental history or some of your other information, it might take a day or so longer to come to a decision.
TYPES OF LEASES
If your application is accepted, our property manager will get you set up in your online Resident Portal to pay your deposit and sign your lease. For the most part, Nola4Rent offers 12-month leases with automatic month-to-month after that.
We offer some shorter leases, depending on the property. All leases still require at least 60-days notice for move out.
MOVING IN
You signed your lease, your Resident Portal is set up, and your arrival date is set! You’re ready to set up your utilities and move in.
